It’s not often we see a direct leasing opportunity (not a sublease) for sub $30/rsf gross (all-in). That’s why 120 N. Racine caught our attention. They are asking $22/rsf gross and willing to commit to as little as one and a half years of lease term. As a reference Chicago average asking rents are in the $30’s with a minimum of three to five years. The space is quasi tech-friendly but because of the aggressive nature we needed to mention this. The landlord can string together 10, 15, or 25,000 rsf. It doesn’t hurt that City Winery, Lou Malnati’s, CorePower Yoga, and Chicago’s Fulton Market all within a few blocks.
