As the majority of office-using tenants in New York City shift their style of working, the demand for unique new sublease space has lured tenants to Midtown South and SoHo. With its proximity to dining, art, cultural experiences as well as some of the most desirable residencies Manhattan has to offer, SoHo’s office supply is one that must be evaluated when a creative firm is carrying out a space search.
A sublease opportunity that checks all the right boxes for TAMI firms just hit the market at 575 Broadway. The fully-furnished creative installation is comprised of two non-contiguous floors: the partial 3rd floor measuring 12,226 square feet and the partial 6th floor measuring 6,747 square feet. The space was built with a mixture of glass-fronted offices/conference rooms and open areas. Both units feature exposed brick along the exterior, wood floors, 15-foot ceilings and large windows. Additionally, the 6th floor has two skylights, maximizing the natural light the space gets.
Both the partial 3rd and 6th floors were built for Code and Theory, a digital creative agency. They can be made available for possession in February 2018 or potentially sooner. The sublease term extends through June of 2022, allowing an incoming subtenant to remain relatively flexible. The building sits on the corner of Prince Street and Broadway, just a short walk away from multiple transportation hubs.
