There are only a handful of boutique buildings in Washington, DC that afford a tenant of 20-30 employees the ability to control an entire floor. Many of these buildings sit squeezed in the middle of large city blocks, fighting for air between their larger book-end counterparts. Typically, either window line, natural light, amenities or parking is sacrificed when tenants elect to lease space in these types of properties, but the West Tower at 1333 H Street is the exception to that rule.
At first glance, the historic West Tower of 1333 H Street, at only 40,000 SF, can go a bit unnoticed, but it is one of those buildings that if you take a moment to look up, you really appreciate the intricacies of the beautiful design. It is the quintessential classic DC building done right, with its white terracotta exterior and sizable windows detailed with subtle gold and green leaf. Not only is the building located on the bustling corner of 14th and H Street, making it stand out amongst its boutique peers, but it is also southern facing allowing for great exposure to natural light.
Teaming with tech-savvy architect, Wingate Hughes, the building’s owner, MRP Realty, has built two 3,244 SF spec-suites on the second and third floors of the West Tower, designed to exude a sense of openness and flexibility. I was able to connect with Becky Duvall, Wingate Hughes’ Studio Director who designed the suites to elaborate on the thought behind the design.
“The concept was to emphasize a contemporary industrial look by exposing many of the historic elements of the 100+ year old building that are so special. We removed the drywall along the interior walls to expose the original brick, stripped the columns to reveal the original steel structure and installed simple black pendent light fixtures to accentuate the open ceiling.”
The floors are “luxury vinyl tile to mimic rustic wood” which contrast nicely with the white walls and black steel and light fixtures. Becky also elaborated on the kitchen design, which historically has been relegated to back of the house, but is now “a prominent destination point where employees can gather as an alternative work space,” which is important on a floorplate of this size.
Tenants in the building will also enjoy a brand new lobby that includes a conference room exclusive to the building’s tenants. MRP connected the East and West cores of the building with a high-end lobby as part of their grandiose repositioning of the larger 230,000 SF East Tower. The East Tower, which features one of the most unique large blocks of atrium space in the city, was just completely reskinned with floor-to-ceiling glass. Just a few short blocks from both McPherson Square Metro and Metro Center, the location is ideal. There is also an abundance of parking in the building for your daily drivers. Having seen much of the boutique product in Washington, DC, 1333 H Street should definitely be on your tour list if you are a small tenant looking for a large presence.
